Handing the keys back without losing the deposit.
Clear-out, deep clean and documented turnover for vacated commercial space. We read the lease exit clause first, then work to that standard instead of to a generic checklist.
The argument is never about whether it was cleaned
It is about what the lease said and what anyone can prove. A tenant leaves, the landlord withholds part of the deposit, and neither side has a photograph of the space on the day the keys changed hands.
So the deliverable here is not only a clean space, it is a record. Every area photographed before and after, the scope tied to the exit language in your lease, and a dated set you can attach to the correspondence if it comes to that.
We coordinate the parts that are not cleaning: furniture removal, e-waste pickup, donation routing and disposal. We do not do demolition or anything requiring a permit, and we say which vendor does.

How the work runs
Read the lease
The exit clause decides the scope. Broom clean, original condition and like-new are three different jobs and three different prices.
Inventory the space
Walked with you, listing what leaves, what stays and what is already damaged, photographed on day one.
Clear, then clean
Removal first, cleaning second. Cleaning around furniture that is about to leave is work paid for twice.
Document and hand over
Final photo set, disposal paperwork and a walk with the landlord or agent on the day.
Who hires this program
Whoever is holding the lease when the date arrives.
Corporate relocations
Old suite closed out while the new one is being fitted, on two schedules at once.
Property managers
Turnover between tenants, with condition documented for both sides of the deposit.
Retail closures
Store fixtures out, branding off, space returned to shell condition per the lease.
Medical offices
Suites vacated with equipment removal coordinated and surfaces disinfected before handover.
Landlords
Spaces cleaned and photographed before showing, so the next tour is not fighting the last tenant.
Estates and receivers
Properties cleared under a deadline, with documentation that holds up for the file.
Most of what leaves a building does not have to be waste
A decommission is the single biggest chance a tenancy has to keep material out of a landfill, and it is usually the moment everyone is in too much of a hurry to try.
- Usable furniture offered to donation before it is offered to a dumpster
- Electronics to licensed e-waste recycling, with the paperwork
- Cardboard, metal and clean plastics separated where the site allows
- Certified low-impact products on the turnover clean, same as every other program
- Disposal and donation records handed over with the photo set
Send the lease exit clause
That paragraph decides the whole scope. Send it with the square footage and the handover date and we will price to it.
