Exterior cleaning that does not damage what it cleans.

Walkways, entries, facades, parking structures, drive-throughs and dumpster enclosures. Pressure and water temperature matched to the substrate, with reclaim and containment where runoff has to be controlled.

Overview

Most exterior damage comes from too much pressure

A pressure washer is a tool that can destroy the surface it is pointed at. Stucco, painted block, soft brick, wood and older mortar all fail under settings that concrete shrugs off, and the damage does not show up until the surface dries.

So the first decision on every job is the setting, not the schedule. Hard hardscape takes high pressure and hot water. A painted facade takes a soft wash: low pressure with the chemistry doing the work and a full rinse afterward.

The second decision is where the water goes. In Florida, plenty of properties sit next to storm drains that feed straight into surface water. Where runoff has to be controlled, we bring containment mats and reclaim rather than pretending the problem does not exist.

How the work runs

1

Survey the surfaces

We identify every substrate on the property and note what is fragile, sealed or already damaged.

2

Set method per area

Pressure, temperature and chemistry chosen per surface and written into the scope, with a test patch first.

3

Protect and contain

Landscaping shielded, drains protected, signage and routing set so the property stays usable.

4

Wash and verify

Work sequenced top to bottom, then walked with you or documented with before and after photos.

Who hires this program

Usually the properties where curb appeal is part of the lease.

Retail centers

Storefront walkways and parking areas on a recurring cycle, washed outside store hours.

Office parks

Entries, plazas and structured parking, plus facade soft wash on a longer cycle.

Restaurants

Dumpster pads, grease-affected paving and patio hardscape, with degreasing and odor control.

Property management

Common area hardscape across multiple addresses coordinated on one schedule.

Medical campuses

Patient entries, drop-off lanes and walkways, cleaned without blocking access.

Industrial sites

Loading docks, equipment pads and heavy traffic paving with oil and grease loading.

Our approach

Where the water goes is part of the job

Exterior cleaning is the program with the most obvious environmental footprint, and the easiest to do irresponsibly. Nobody sees a storm drain violation until it is a problem.

  • Drain protection and containment on sites where runoff is regulated
  • Reclaim and capture on paving with oil and grease loading
  • Biodegradable detergents selected per surface
  • Landscaping and irrigation shielded before any chemistry is applied
  • Water volume controlled through surface cleaners instead of open wands
